Ranbir Kapoor has leased out his apartment at Trump Towers in Pune’s Kalyani Nagar for a monthly rent of Rs 4.63 lakh. The three-year leave-and-licence agreement was registered on October 6, 2026, according to property registration documents accessed by CRE Matrix and reported by Bollywood Hungama.
Over the full tenure, the deal is expected to generate around Rs 1.75 crore in rental income for the actor.
The flat and the fine print
The apartment sits on the 10th floor of Tower A at Trump Towers in Yerwada, Pune, and measures about 6,094 sq ft with three covered parking spaces. Ruchi Goel is named as the licensee, while Ranbir Kapoor is represented by his power of attorney holder, Shanti Shivdas Malik.
The rent starts at Rs 4.63 lakh a month and steps up 5% every year, which protects the landlord’s yield over a long tenure:
- Term: September 20, 2026 to September 19, 2029
- First-year rent: Rs 4.63 lakh per month
- Second-year rent: Rs 4.86 lakh per month
- Third-year rent: Rs 5.11 lakh per month
- Security deposit: Rs 27.78 lakh
A leave-and-licence agreement is the standard residential rental instrument in Maharashtra. It gives the licensee permission to occupy a property for a fixed window while the owner keeps possession rights, which makes it a popular structure for premium apartments in cities such as Pune and Mumbai.
From Rs 13 crore purchase to a working asset
Ranbir Kapoor and his late father, veteran actor Rishi Kapoor, had bought apartments at Trump Towers Pune in 2015 for around Rs 13 crore each. Nearly a decade on, the flat has quietly become a working asset: about Rs 4.63 lakh in monthly rent during year one, with built-in annual bumps.
For fans who follow the business behind the movies, the deal shows how top stars treat real estate as a portfolio, not just an address. The property stays in Ranbir’s name, generates steady cash and sits in one of Pune’s most watched residential micro-markets in Kalyani Nagar.
The deal is also a reminder of how family investments endure. The late Rishi Kapoor’s decision to buy in the same tower in 2015 now sits in his son’s income column, a small but telling part of the Kapoor family’s long-term planning.
Ramayana promotions are on
The property paperwork lands at a busy moment. Ranbir is currently promoting Nitesh Tiwari’s Ramayana, which is scheduled to release in cinemas on November 5, 2026. The film’s international trailer was recently unveiled at an event in Bengaluru, where Ranbir appeared alongside the cast and makers.
For readers, the two threads sit side by side: a monthly rental income that keeps paying, and one of the year’s biggest Hindi film releases around the corner. Mark November 5 if you haven’t already.
